Why winter is still the perfect season to sell

Based in the north west and operating throughout the rural, high end and new build sectors, many of our clients and potential clients think that marketing during winter can only be difficult.

Yes properties look fantastic in spring and they are often perceived to look their worst during the colder months, but there are some advantages to marketing in the winter period, we just have to think outside the box a little!

Houses marketed in winter can look fantastic when both the vendor and agent work together to make sure that the presentation to the market is exceptional.  Picture cold crisp, blue sky days, warm fires, baking in the Aga, mulled wine, fireworks and festivities. We soon begin to feel differently.  I believe that some homes are better in winter than summer, depending on their demeanour.

There are certain times that people spend more time than normal at home during the period between Christmas and New Year. Those feelings of houses being “too big, too small, too much work, not close enough, too close” start to rise to the home owners’ attention.  This all helps to focus peoples’ mind towards moving, thus pushing demand up in January.

Marketing in winter can have many benefits. The period between Christmas and New Year is far busier than most vendors think.  We ensure our sales team is at full complement during this period.

There is less property coming to market generally at this time meaning that good quality stock is well received. During the holiday season buyers often have more time to view prospective properties.

A few years ago, we tested a pre-Christmas launch with three listings.  All three had sales agreed by the first week in January.  This proved that there is no wrong time to sell property.
